The Restaurant is split into 3 areas and separate male and female WCs. The reception/bar area is tiled, wall lighting in reception area with chairs and reception desk, facsimile machine and phone, BT Redcare alarm system. The bar area is a custom built area to represent an outdoor Thai bar, with roof lighting, s/s ice machine, s/s glass washer, s/s sink, under bar refrigeration, storage, bottle racks, mirrors and large wine rack, double depth, wine cooler and door to kitchen.
The seating areas are split into 2 areas. Both areas have wall lighting and carpeting throughout. At present the areas are set up with the first area as standard table/chair arrangement for approx. 26 covers and the second area with Thai floor seating with low tables and Thai floor cushions for approx 14 covers. With normal seating the total covers could be increased to approx 50.
The restaurant has alcohol licence, fire certificates, health and safety passes.

The kitchen is situated at the rear of the property and consists of the main kitchen area, store room and staff WC. The kitchen is fully fitted with tile floor and walls, stainless steel work surfaces and shelving throughout with 2 x Falcon Dominator Ranges with Wok Burners, s/s Grill, s/s Rice Cookers, s/s plate warmer, s/s waste disposal, s/s extractor hood to comply with current gas regulations so has full emergency cut-off and fire/heat detection cut-off. The gas supply was also put in for the current regulations and therefore has safety links to ensure that the extraction and ‘fresh air supply’ are running before allowing gas supply. There is also a cleaning area with a double and single s/s sink section and s/s dishwasher. Fluorescent lighting is used throughout. All fitments installed in 2004.
The store room is tiled on floor and walls with s/s shelving, 2 x s/s refrigerators and 2 x s/s freezers.

The restaurant is held on an effective full repairing and insuring lease for a term of 25 years from 18 November 2002 at a passing rent of £13,000 per annum, subject to 5 yearly reviews. This rent is viewed generally as very low for the location of the restaurant in one of two main eating areas of Cambridge.
RATES - The entry on the Rating List by reference to the Valuation Office Agency Web Site notes the entry appearing was set out as below:
